Your guest house is always clean upon arrival. 

For stays of 7 nights or less, there are no additional housekeeping services.
 
For longer stays during both summer and winter season, weekly housekeeping is provided which includes the bath, vacuum, light dusting and linen change.  

Guests are expected to maintain a clean guest house apartment at all times, including at their time of departure. 

Cleaning product, supplies, broom and vacuum are supplied in guest house for your convenience. 

Further housekeeping services can be arranged at additional costs.

We know that plans can go astray, however we rely primarily on advance reservations.  Vacancies from cancellations cannot always be filled.  So, in fairness to everyone, our cancellation policy is as follows:
All cancellations are subject to a $30 processing fee which will be deducted from your reservation deposit with the original source you made the reservation with. (i.e.. MC, VISA, etc)

If notification of a cancellation is received more than (30) days prior to your reserved arrival date, your reservation deposit will be refunded less the cancellation fee of $30.00 

If notification of a cancellation is received (29 -16) days or less prior to your arrival date, 50% of your reservation deposit plus the $30 processing fee will be forfeited unless your reservation can be re-booked in full. 


If notification of a cancellation is received (15) days or less prior to your arrival date, 100% of your deposit which includes the $30 processing fee will be forfeited unless the reservation can be re-booked in it's entirety. The unpaid balance of your reservation will be charged to your credit card on file that you used when making your reservation or you will be billed.  We always do our best to re-book reservations when possible, however we can't make any guarantee.

Should you fail to cancel your reservation or do not arrive as a 'no show' at the Guest House or Dancing Fox Cabin, you are monetarily responsible for the entire reserved stay.  The responsible party who placed the reservation will be charged for the balance due according to the rental agreement for the remainder of days of your initial reservation.  We will charge this balance to the source you initially paid your deposit with or when that is not possible, we will bill you directly in accordance to the legal guidelines.
 
There are no refunds for early departure and we reserve the right to treat a partial cancellation as a cancellation for the entire stay.
Should you fail to cancel your reservation and/or do not arrive at the Guest House, you are monetarily responsible for the entire reserved stay.  Your credit card on file will be charged and/or you will be billed for the balance

All cancellations must be made by phone to receive a cancellation confirmation number.  We are not responsible for messages left on voice mail or through email.
 
At times we are able to move your reservation to another date, but can't guarantee it's always possible.   We do require a rental agreement to be signed by you upon your reservation.  If you should have any questions about it, please don't hesitate to contact us at your convenience.
